Speed Bay Warehouse Solutions (“Speed Bay”), a vertically integrated real estate investment and operating platform focused exclusively on shallow bay, multi-tenant light industrial real estate, today announced the acquisition of three shallow bay industrial properties totaling 595,705 square feet across key markets in Orlando, Florida and Dallas / Fort Worth. The assets include Silver Star Commerce Center, an eight-building, 254,915-square-foot property in Orlando; 429 Business Center, a seven-building, 259,378-square-foot property also in Orlando; and Garden Brook, a two-building, 81,412-square-foot property located in Farmers Branch, Texas, part of the Greater Dallas / Fort Worth area. The acquisitions advance Speed Bay’s strategy to invest in small bay, multi-tenant industrial assets situated in high-demand, supply-constrained infill markets across the U.S. Speed Bay, which officially launched its platform in June of this year, has completed approximately three million square feet of acquisitions to-date, including approximately two million square feet in 2026 alone.

Silver Star Commerce Center, Speed Bay’s first acquisition in the Orlando market, is located in the Northwest Orange County submarket just minutes from Downtown Orlando. The property features rear-load design with dock-high and grade-level loading capabilities, clear heights ranging from 18 to 20 feet, truck courts averaging 120 feet, and suite sizes ranging from 2,400 to 32,000 square feet. The asset offers exceptional connectivity throughout the Orlando metropolitan area via Interstate 4, Florida’s Turnpike, State Road 429 and U.S. Route 441, providing access to more than 3.2 million people within a 60-minute drive.
The 429 Business Center portfolio was built between 2024 and 2025, and is currently 51.4% leased across 16 suites ranging from 7,141 to 71,232 square feet, with an average suite size of 16,211 square feet. Clear heights range from 20 to 32 feet, complemented by a mix of dock-high and grade-level loading configurations. The property’s infill location in the Ocoee submarket of Orlando offers near-immediate access to Highway 429 and Florida’s Turnpike providing connectivity across the broader Orlando MSA and benefiting from the population and residential density that continue to drive last-mile logistics demand throughout Central Florida.
In Dallas / Fort Worth, Speed Bay acquired Garden Brook, a two-building, 81,412-square-foot small-bay industrial portfolio located in Farmers Branch, Texas, marking the firm’s seventh acquisition in the Greater Dallas / Fort Worth market. The 1972-vintage assets offer suite sizes ranging from 4,038 to 13,695 square feet, averaging 5,815 square feet, and serve a strong tenant base operating across a variety of industries, including construction and manufacturing. Located within the North Stemmons / Valwood submarket, one of Dallas’ most high-demand, supply-constrained markets, the property provides near-immediate access to major thoroughfares including East Belt Line Road, the Dallas North Tollway, I-35E and the President George Bush Turnpike, providing strong connectivity throughout the broader Dallas / Fort Worth area.
