UT, UNITED STATES, August 12, 2026 /EINPresswire.com/ — As 10,000 Americans turn 65 every day, the senior housing industry is entering an unprecedented period of long-term growth—but according to senior living expert Jerry Vinci, successful investing in the sector requires much more than simply recognizing favorable demographics.
On a recent episode of The Wealth Flow with host Keith Borie, Jerry shared why senior housing is poised for decades of expansion while offering practical advice for operators, investors, and developers looking to capitalize on the industry’s momentum.
Jerry, founder CCR Growth and co-founder of Nordon Advisory, explained that demand for senior housing will continue climbing for the next two decades as America’s aging population grows. At the same time, new construction is falling dramatically short of what’s needed to meet future demand, creating significant opportunities for investors who understand the operational side of the business.
“We’ve got far greater demand than we have supply,” said Jerry. “Between now and 2040, we’ll need roughly 100,000 to 125,000 new senior housing units built every year just to keep up.”
While the long-term demographic trends are compelling, Jerry emphasized that senior housing should not be viewed as a traditional real estate investment. Unlike multifamily properties, successful communities rely on sophisticated operations, marketing systems, and resident acquisition strategies to maintain occupancy and profitability.
One of the biggest challenges facing operators today is an overreliance on third-party referral websites, which often charge the equivalent of an entire month’s rent for each resident they refer. Instead, Jerry encourages communities to build their own lead generation systems that allow them to control their marketing pipeline, reduce acquisition costs, and create more sustainable growth.
The conversation also explored how investors should evaluate senior housing opportunities beyond traditional financial metrics. Rather than focusing exclusively on occupancy rates or net operating income, Jerry recommends understanding where a community’s residents come from, how effectively management converts inquiries into move-ins, and whether long-term growth depends on systems the operator actually owns.
“If there was one question every investor should ask,” Jerry said, “it’s what percentage of a community’s move-ins come from sources they own versus sources they pay for.”
Jerry also discussed why many communities struggle to adopt modern marketing technology, the importance of integrating sales and marketing into a single system, and why understanding the operational health of a community is just as critical as evaluating the real estate itself.
For investors seeking long-term opportunities in real assets, the episode offers a practical look at one of the fastest-growing sectors in commercial real estate—and the due diligence required to invest wisely.

About Jerry Vinci
Jerry Vinci is a senior housing growth strategist and Co-Founder of Nordon, the first independent diagnostics firm built for investors and capital allocators underwriting senior housing. He’s also the Founder of CCR Growth, a demand generation firm that helps operators build predictable, sustainable occupancy.
With nearly 30 years across sales, marketing, and operations, Jerry brings a rare dual perspective to the senior living space. Through CCRG, he’s built the systems that drive census predictability, from the first Google search to move-in day. That work has moved communities from 55% to 100% occupancy in under a year and has extended to diagnostic assessments for multi-site operators managing growing portfolios. Through Nordon, he uses that knowledge to help investors evaluate what traditional diligence misses: whether an asset’s performance is actually sustainable in its market.
He hosts From Leads to Leases, the #1 Senior Living Marketing & Sales podcast on Apple Podcasts. Jerry is a go-to resource for capital groups navigating SHOP exposure, RIDEA conversions, and the operator-driven returns that define today’s senior housing investment landscape.
